Terms & conditions

We look forward to welcoming you to our cottages. We have been operating for more than five years and during that time have refurbished each property. We aim to make your stay as comfortable and enjoyable as possible and are continually striving to improve each property and facilities.

Please find below some information with regard to the rental agreement of our properties. Please do not hesitate to contact us should you need any clarification or any further details.

Availability of properties

For Summerhill Farmhouse and Summerhill Cottage Saturday commencement for week long breaks, Friday commencement for Primrose Cottage. Short breaks are available Friday to Monday or Monday to Friday (other start dates may be available: these can be discussed at the time of enquiry). Short breaks are unavailable at the Easter, Spring Bank Holiday, main school holiday periods and Christmas and New Year weeks.

At certain times of the year Summerhill Farmhouse is available at discounted prices for couples wishing to stay there. A reduction of 20% on the weekly holiday price for full occupancy will be offered. A baby under the age of two sleeping in a cot does not count in the party total. This discount only applies to holidays of one week or more between the end of August of one year and mid July of the following year. Exact dates can be discussed at the time of enquiry.

Please also look out for ‘special offers’ which will appear from time to time on the website.

Booking Procedure:

Unless otherwise agreed at the time of your booking and confirmed in writing by us on your booking confirmation, our properties are let on the following terms and conditions

  • 1. Provisional bookings must be confirmed within 7 days of booking by payment of a non-refundable deposit of no less than 25% of the total booking value.
  • 2. The balance of your booking must be received at least 6 weeks prior to your holiday start date.
  • 3. In the case of bookings made within less than 6 weeks of your holiday start date, the full booking cost is due within 7 days of the booking. (Failure to pay on time may result in cancellation of your holiday. We will try and contact you if we have not heard from you within the above time frame but it is your responsibility to ensure that you contact us and pay the balance on time.)
  • 4. Cancellations:
    • Notification of Cancellation more than 6 weeks prior to holiday start date: If we are notified of cancellation of your booking more than 6 weeks prior to the original start date, only the non-refundable deposit of 25% will be retained. Any other monies paid will be returned to you.
    • Notification of Cancellation less than 6 weeks prior to the holiday start date: If notice of the cancellation is received less than 6 weeks prior to the original start date, and we are unable to re-let the property for the same period, the rental will be payable by you in full. If we are able to re-let the property, the non-refundable deposit of 25% will be retained, with any other monies paid being returned to you. We would strongly advise you to consider taking out a Holiday Cancellation Insurance Policy.
  • 5. Accepted payment methods:
    • We accept bank transfer payments.
    • Payment may also be made with a sterling cheque drawn on a UK bank.

Access to properties:

  • 1. Directions to and arrival details at your holiday property will be provided following receipt of full payment.
  • 2. Summerhill Farmhouse, Summerhill and Primrose Cottages will be available from 4pm on the day of arrival and we request that you vacate the property no later than 10am on the day of departure. With the exception of the peak summer period (see below).

Number of guests at each property:

  • 1. The maximum number of guests at Summerhill Farmhouse is limited to 6. For Summerhill Cottage the maximum number is 2 adults and one non-mobile infant. For Primrose Cottage the maximum number is 2. It is in visitors own interests to respect these limits as failure to do so may have safety and insurance cover implications. The owners reserve the right to ask guests found to break their contract in respect of numbers of people staying, to vacate the premises immediately.
  • 2. For Summerhill Farmhouse, where small party discounts may have been applied to the rental price, in the event that additional persons stay at either property this discount will be null and void and the full amount of the discount given will become payable.

Use of Hot Tub:

Applicable to Summerhill Farmhouse, Summerhill and Primrose Cottages.

  • 1. We will supply you with instructions for use of the Hot Tub on arrival. It is essential that these are complied with in full. There are important health considerations when using the tub and it is your responsibility to ensure that the use of the hot tub would not be detrimental to your health.
  • 2. If in doubt please consult your own doctor before your arrival. If you wish we would be pleased to send you the detailed instructions on the use of the Hot Tub prior to your arrival.
  • 3. You may not use the Hot Tub if suffering from any condition which may be passed to others or if under the influence of any drug including alcohol.
  • 4. We do not provide any safety surveillance of the Hot Tub. It is the responsibility of the person in whose name the holiday is booked to ensure that those using the Hot Tub do so safely.
  • 5. If you have non resident visitors during you stay at the holiday property, they may not use the Hot Tub without first having our express permission in writing.

General rental conditions:

  • 1. All properties are non-smoking. We request that guests respect this.
  • 2. No pets are allowed in any of the properties.
  • 3. We expect that the property is left in the condition in which you found it. Although we are unlikely to charge for minor breakages which may occur during your stay, we will seek compensation from you for any damage which may be more serious in nature. We do, therefore, recommend that you have insurance against accidental damage.
  • 4. The holiday price is inclusive of use of the property for the specified dates. Some of our special offers may include other benefits, which vary from time to time and according to how you came to book. These benefits will be confirmed to you at the time of booking.
  • 5. Gas* at Summerhill Farmhouse and Summerhill Cottage and electricity at all properties, bed linen (duvets), towels and bathrobes (Summerhill and Primrose Cottages only) is included in the price of your holiday.
  • 6. The first basket of firewood is included for Summerhill Farmhouse, Summerhill Cottage and Primrose Cottage. The charge for further firewood is at £4 per net of logs (also to include kindling and firelighters).
  • 7. Non-mobile infants are free of charge at Summerhill Farmhouse and Summerhill Cottage. Summerhill Farmhouse has a travel cot but we do not supply linen for this. Please request the cot at the time of booking. Summerhill Farmhouse also has a high chair and a fixed stairgate preventing access to the stairs from the two main bedrooms.
  • 8. For Summerhill Cottage no form of cot is provided, please bring your own if bringing an infant. Neither of these properties has a Stairgate.
  • 9. Summerhill Farmhouse has one highchair each.
  • 10. No further baby equipment is provided at any property, please bring what you require for your stay.
  • 11. Infants are not accepted at Primrose Cottage.

 *Please note that should the bulk cost price on our supply of gas (LPG) rise significantly, we reserve the right to make a gas price related surcharge. The maximum surcharge would not exceed £15 per long weekend or midweek booking, and £30 for a full week (seven nights). This possible surcharge would only be applicable to rentals between the beginning of October and the end of March (inclusive).
